Welcome to Atlas Cottages! This guide explains what to expect from the moment you browse our cottages to the end of your stay. We aim to make your booking experience simple, transparent, and stress-free.
1. Browsing Our Cottages
- Explore our selected cottages on the Atlas Cottages website.
- Each listing includes:
- Photos and detailed descriptions
- Sleeping arrangements
- Available facilities and amenities
- Check availability using the calendar provided on each property page.
2. Making a Booking
- Step 1 – Submit a Booking Request: Select your desired dates and complete our booking request form. This places the property on provisional hold while we verify availability.
- Step 2 – Availability Check: Within 24 hours, we will contact the property owner to confirm your dates are available. This includes checking third-party calendars to avoid double bookings.
- Step 3 – Deposit Request:
- If the property is available, we will email you a confirmation along with a request for your 20% non-refundable deposit.
- The deposit is required to secure your booking and must be paid within 7 days of confirmation.
- If the deposit is not received within this timeframe, your provisional booking will be released.
- Step 4 – Confirmation of Booking: Once your deposit is received, your booking is confirmed and you will receive full details of your stay.
- If the property is unavailable: We will contact you promptly to offer alternative properties (if available) or cancel your booking request at no cost.
3. Paying the Balance
- The remaining balance is due no later than 28 days before your arrival date.
- If your booking is made within 28 days of arrival, full payment is required at the time of booking.
- You will receive a payment reminder via email 4 weeks before arrival to make this process simple.
4. Cancellation and Refunds
Cancellations incur charges based on the time until the start of your stay:

5 weeks or less | 30% of total booking |
4 weeks or less | 40% of total booking |
3 weeks or less | 60% of total booking |
2 weeks or less | 85% of total booking |
1 week or less | 100% of total booking |
- Cancellations outside these periods: Only the 20% deposit will be retained; the remaining balance (if any) will be refunded.
- Cancellations by Atlas Cottages or the Owner: Full refund or alternative property offered if your cottage becomes unavailable.
These charges apply whether you cancel online or via any other communication with Atlas Cottages.
5. What You Can Expect From Atlas Cottages
- Clear Communication: We provide timely updates from booking to check-out.
- Secure Payments: All payments are processed securely through our payment provider.
- Support: Our team, owners, and property managers are available to answer questions before and during your stay.
- Balance Retention: Atlas Cottages retains the booking balance until after your stay commences. This ensures we can quickly process any refunds in accordance with our policy.
6. Checking In
- Check-in times and instructions will be sent via email prior to arrival.
- Keys/access details are provided according to the property’s setup (lockbox, key handover, or in-person).
- Please review property rules and respect the cottage and surrounding community.
7. During Your Stay
- Enjoy your stay! Our properties are carefully maintained to provide comfort, cleanliness, and a memorable experience.
- Report any issues to Atlas Cottages promptly so we can address them.
8. Check-Out
- Check-out times and instructions are included in your booking confirmation.
- Please leave the property in a reasonable condition.
- Feedback is always welcome! Your reviews help us improve.
9. Travel Insurance
- We strongly recommend taking out travel insurance to cover unexpected events, including illness, adverse weather, or other circumstances that may prevent travel.
10. Agreement
- By submitting a booking request and paying the deposit, you confirm that you have read, understood, and agreed to our Booking, Deposit, and Cancellation Policy.
