1.1 Atlas Cottages ("we", "our", "us") is an online platform that connects property owners (“Owners”) with guests (“Guests”) seeking short-term holiday accommodation.
1.2 We act as an advertising, booking, and payment platform only. We are not the owner, manager, or operator of any listed property.
1.3 By using our website or services, you agree to be bound by these Terms & Conditions. If you do not agree, you must not use our services.

3.1 Listing Requirements – You must ensure that your property listing is accurate, up-to-date, and compliant with all relevant UK laws (including safety certificates, insurance, and local licensing).
3.2 Responsibility – You are solely responsible for:
4.1 Booking Contract – Your booking is a direct agreement between you and the Owner. Atlas Cottages is not a party to the rental contract.
4.2 Payments – Payments are processed securely via Stripe.
4.3 Cancellations & Refunds – Refunds are subject to the Owner’s cancellation policy. Atlas Cottages is not responsible for refund decisions outside of that policy.
4.4 Conduct – Guests must respect property rules set by the Owner. Breach of rules may result in cancellation without refund.
5.1 Payments are processed via Stripe Connect.
5.2 Commission and applicable fees are deducted before payout to Owners.
5.3 Atlas Cottages is not responsible for delays in payouts caused by incorrect bank details, Stripe verification delays, or other third-party payment processing issues.

We may update these Terms & Conditions at any time. Continued use of our services after changes constitutes acceptance of the new terms.
These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the English courts.
