Terms & Conditions

1. Introduction

1.1 Atlas Cottages ("we", "our", "us") is an online platform that connects property owners (“Owners”) with guests (“Guests”) seeking short-term holiday accommodation.
1.2 We act as an advertising, booking, and payment platform only. We are not the owner, manager, or operator of any listed property.
1.3 By using our website or services, you agree to be bound by these Terms & Conditions. If you do not agree, you must not use our services.

2. Our Role

2.1 Atlas Cottages provides:

  • A website for Owners to list properties
  • An online booking and payment system (via Stripe)
  • Basic communication tools between Owners and Guests

2.2 Atlas Cottages does not:

  • Provide property management services
  • Verify the safety, quality, or legality of any property
  • Guarantee that a property meets any specific standards

3. For Property Owners

3.1 Listing Requirements – You must ensure that your property listing is accurate, up-to-date, and compliant with all relevant UK laws (including safety certificates, insurance, and local licensing).
3.2 Responsibility – You are solely responsible for:

  • Guest communication before, during, and after stays
  • Property maintenance and cleanliness
  • Ensuring compliance with all health and safety laws
    3.3 Commission & Fees – We charge a commission of 7% per booking plus any applicable booking fees. These are deducted before payout.
    3.4 Chargebacks & Disputes – You agree to reimburse Atlas Cottages for any chargebacks or disputes relating to your property.
    3.5 Cancellations – You must honour the cancellation policy. If you cancel outside of the policy terms, you may be liable for compensating the Guest.

4. For Guests

4.1 Booking Contract – Your booking is a direct agreement between you and the Owner. Atlas Cottages is not a party to the rental contract.
4.2 Payments – Payments are processed securely via Stripe.
4.3 Cancellations & Refunds – Refunds are subject to the Owner’s cancellation policy. Atlas Cottages is not responsible for refund decisions outside of that policy.
4.4 Conduct – Guests must respect property rules set by the Owner. Breach of rules may result in cancellation without refund.

5. Payments & Payouts

5.1 Payments are processed via Stripe Connect.
5.2 Commission and applicable fees are deducted before payout to Owners.
5.3 Atlas Cottages is not responsible for delays in payouts caused by incorrect bank details, Stripe verification delays, or other third-party payment processing issues.

6. Limitation of Liability

6.1 We are not liable for:

  • Property condition, cleanliness, or safety
  • Acts or omissions of Owners or Guests
  • Cancellations, overbookings, or disputes
    6.2 Our total liability to you shall not exceed the total commission earned from your bookings in the preceding 12 months.

7. Disputes

7.1 Disputes between Guests and Owners must first be resolved between the parties.
7.2 If unresolved, Atlas Cottages may mediate but is not obligated to provide a resolution.

8. Data Protection

8.1 We comply with the UK GDPR and Data Protection Act 2018. See our Privacy Policy for details.

9. Changes to These Terms

We may update these Terms & Conditions at any time. Continued use of our services after changes constitutes acceptance of the new terms.

10. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the English courts.
